Performance Starts with Building Systems

The Iowa Conservatory (ICON) is a historic industrial building that now functions as a high‑performance environment for intensive arts education—made possible by carefully engineered building systems woven into an existing shell.
The 17,500‑square‑foot renovation repurposed Brewery Square, a combination of an 1800s brewery and an early‑1900s printing warehouse, into a multidisciplinary performing arts high school serving musicians, dancers, actors, designers, and production students. Adaptive reuse offered a cost‑effective path forward during a period of elevated construction costs, with the project delivered on a tight budget of roughly $110 per square foot. The beautiful final product, paired with the cost conscious delivery, has earned several local and regional awards for design.
From an MEP perspective, the building’s new use introduced demanding and often competing performance needs—quiet classrooms, high‑energy dance studios, and acoustically sensitive rehearsal spaces—all within a structure never designed for educational occupancy. Our team provided mechanical solutions that relied on water‑source heat pumps paired with energy recovery units, providing zoned temperature control, improved energy efficiency, and consistent ventilation across varied space types.
Plumbing systems were fully updated to align with current code requirements and support new programmatic needs, including performance‑side facilities. System layouts were carefully coordinated within existing structural constraints, allowing the building to maintain its historic character while behaving like a modern academic facility.
Completed in August 2023, ICON illustrates how adaptive reuse sometimes depends less on what is visibly new and more on what operates quietly behind the scenes. While the building still reflects its industrial origins, its MEP systems now enable it to function reliably as a contemporary conservatory—supporting rigorous schedules, sensitive environments, and daily use without calling attention to themselves.
